Yes you can book a room without a viewing. We also offer virtual tours should you wish to view this beforehand. Simply contact our student team who can assist you with this.
- To book one of our properties, please go to the specific property page on our website and click ‘check availability’.
- You can also book directly with us by contacting our student team on studentproperties@urban-creation.com or by whatsapp on 07944667873.
- You will then be able to select your chosen apartment and reserve it via our portal (all reservations are on a first come, first served basis).
- To secure your apartment you will need to fill out a reservation form and pay a £300 holding deposit.
- Once we have received this deposit, you will be sent an electronic tenancy agreement that needs to be signed within 7 days of being sent to you. *Please note during peak season in August, we may require this to be signed within 48 hours.
- Once you have signed the tenancy agreement, you are liable for the rent responsibility for your tenancy
- You will then be required to pay your tenancy deposit– which equates to four weeks’ worth of rent (minus the £300 holding deposit) which needs to be received within 7 working days of the tenancy agreement being signed.
If these timescales are not met and/ or a booking is a cancelled before the tenancy agreement has been signed, then we (Urban Student) reserve the right to refund any monies paid (less reasonable costs such as arranging viewings and preparing documentation) and the room will be re-let elsewhere.
During August and peak season, we would require the tenancy agreement to be signed and tenancy deposit to be paid within 48 hours.
To book a room, you can either go to our website or book directly with our team via WhatsApp or WeChat.
Please be aware that we will never provide payment details via email due to safety reasons. For website users, you can choose the room you wish to book, click ‘book now’ and follow the instructions on our website.
Once you have successfully paid the £300 holding fee, your booking will be confirmed. We will contact you via email to sign the tenancy agreement and information on next steps.
We can hold the room for 7 days after you have paid the holding deposit, which can be used as part of the tenancy deposit.
After this time, if the tenancy agreement has not been signed, the booking will be automatically cancelled after 7 days. The holding deposit is non refundable.
If you have signed the tenancy agreement and paid the tenancy deposit, we will charge an extra £250 admin fee for changing or ending the tenancy.
Please note if you are cancelling your tenancy, you are responsible for the rent unless you can find a new tenant to replace your place in this case.
Yes. To reserve your chosen apartment, we require a £300 holding deposit to secure your let.
Your deposit will be 4 weeks rent. The holding fee can be used as part of the deposit, therefore you will pay a £300 holding fee and the rest of the deposit after signing the tenancy agreement.
For example, if your weekly rent is £400, then you will need to pay £400*4 – £300 = £1,300 after you sign the tenancy agreement. And your total deposit to be paid after the end of tenancy will be £1600 under this circumstance.
*In the case of cancellation before signing the tenancy agreement, there will be a deduction from the holding deposit to cover administration and documentation costs.
Deposits are protected by schemes like the Deposit Protection Service or Letting Protection Scotland. You’ll need to authorise the refund and provide your bank details to the scheme, using the deposit repayment ID sent via email upon deposit registration.
Your deposit will be returned after your tenancy ends and your room is inspected, minus any charges or damages.
It may take up to 30 working days to receive it.
Your rent can be paid:
– Online via our website
– Bank transfer to our company account
By bank transfer, please note we will never provide payment details via email. Our account name should always be a company name which is the same as your landlord on tenancy agreement.
The bank details should always match the details we provided on WhatsApp/ WeChat/ Office phone contact.
Should there be any doubts, please contact us by phone or secondary communication method before making payment. Please check with your bank to make sure our bank details matches with the company name.
International bank transfers may incur a charge from your own bank, so please make sure you account for this amount.
All utility bills such as gas, electricity, water, WIFI and TV licence are included within your rent price.
Council Tax however, is the tenant’s responsibility, however for full time students you should be exempt for the duration of your official course period. We will register your student status with Bristol Council for you as soon as you move in, the council may contact you directly by post/ email for student certificates in order to confirm the exemption. Outside your official course period, you are still liable for council tax for the signed tenancy period.
You will also receive contents insurance covered by Endsleigh when you sign up to one of our tenancy agreements.
You can pay your rent either online via our website (in GBP or in your home currency), by bank transfer or by credit or debit card over the phone.
Weekly rent payments are not available, however we do offers quarterly payments.
If you have a valid UK Guarantor, you can choose to pay your rent in four instalments, which are due in September, January, March and June.
If you don’t have a valid UK Guarantor, you are required to pay the full amount upfront before the tenancy start date.
Please note you must have paid the rent due by the time you arrive to check in. Other instalment options may be available.
First payment must be paid before checking in. For upfront payments, you will need to pay the full amount upfront before the tenancy starts.
You must be a full-time student to live with us. You can book with us whether you have a conditional or unconditional offer.
However, please be aware of our cancellation policy prior to booking should your place at the university not yet be confirmed.
If you turn 18 in the first semester of university, we can accept your booking with no restrictions other than an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.
We can accept under 18s in some of our properties subject to our Policy for Students under the Age of 18.
If you wish to pay your rent in instalments, you will need a UK guarantor.
To be a guarantor you must:
- UK citizenship required
- Be over 21 years of age
- Be a homeowner or in full-time employment
You will need to provide a copy of photographic identification, such as a passport, driving licence or ID badge.
A copy of proof of your UK address which must be less than 3 months old must be provided, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.
If you are unable to provide your own UK Guarantor, we recommend the service of Housing Hand. You can find further information, prices and how to apply on their website.
We do not accept YourGuarantor.com.
We offer free dual occupancy across a limited number of our 1 bedroom apartments where both residents are students. We’ll ask for both of your details during the booking stages.
Both occupants must sign our tenancy agreement and have student status for the duration of the booking.
If your partner is not a full-time student as well unfortunately they cannot live with us.
Yes, you will have to choose the exact room number at the booking stage.
Yes, all of our apartments are set up for you to choose who you live with.
We only accept bookings for the whole household for all properties.
You can apply for a multiple bed apartment by yourself, however you will be responsible for the rent of the whole apartment in this case.
We are pleased to be able to cover our tenants contents by teaming up with Endsleigh insurance.

We understand students have a limited budget so Endsleigh have launched brand new, unique student insurance options. They have been designed to cover the risks that you may encounter whilst living in student accommodation and away from home.
All of our apartments include ovens with hobs, fridge, sink and ample storage for all of your pots and pans. You will need to provide your own pots, pans, cutlery and utensils.
All of our bedrooms include a standard UK double bed (135 x 190 cm), however you will need to bring your own bedding and mattress protector.
All of our properties include a smart HD TV in each of them with TV licence included.
Keeping the apartment clean and of a good standard is the tenant’s responsibility.
Room cleaning services are available at some of our properties for an additional charge, unless stated as being included with the rent.
Yes, our summer short term bookings usually open around March. Keep a look out for pricing and information or contact the property team.

On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing.
Payments for car parking permits are separate to your tenancy agreement.
Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.
Smoking is not allowed within the accommodation, however, there are designated smoking areas outside of the buildings.
We only accept tenants with pets if you can provide with us a landlord reference showing that you will not cause any cleaning issues or damage to the property with your pet. Current tenants will be able to apply for keeping a pet when rebooking.
Please note that if you meet the requirement of keeping pet, you will need to sign a pet policy with us and put down 5 weeks rent as your deposit.
