At Urban Student, we know that student life can be exciting, busy, and sometimes a little overwhelming. Having a pet around can make a big difference — from giving you a warm welcome after lectures to being a calm presence during exam season. Pets can reduce stress and bring a sense of home to your accommodation.
That’s why we’ve designed a pet-friendly policy that balances your need for companionship with the comfort, safety, and wellbeing of all residents.
Here’s everything you need to know before moving in with your pet.
Which Pets Are Allowed?
When we say “pet,” we mean any of the following:
- Small dogs, cats, and rabbits
- Caged birds
- Small rodents (hamsters, guinea pigs, mice)
- Fish (tanks must be 30L or smaller)
- Reptiles (in secure enclosures)
🚫 Not allowed: Exotic, dangerous, or venomous animals.
Dog Restrictions
Dogs are never permitted in studio apartments.
The reason? Studios are too small to meet a dog’s welfare needs.
Getting Approval
You can’t just turn up with a pet — written approval from management is required first.
When applying, you’ll need:
- A completed application form (with your details + your pet’s details)
- A veterinary health certificate
- Up-to-date vaccination records
Bringing in a pet without permission could lead to penalties or even eviction.
Animal Welfare Rules
We expect all pet owners to:
- Provide proper food, fresh water, and enough exercise
- Keep vaccinations, flea, tick, and worming treatments up to date
- Maintain a clean living environment
- Arrange regular vet check-ups
🚫 Neglect or mistreatment will not be tolerated and could be reported to authorities.
No Abandonment
Leaving your pet alone for more than 24 hours counts as abandonment.
If that happens, we may notify authorities like the RSPCA or your university, and your pet may be rehomed. You’ll also be legally responsible for any consequences.
We also won’t tolerate any form of pet abuse.
Supervision
Even if it’s not abandonment, pets should not be left alone for more than 6 hours without food, water, and ventilation. If you’re away overnight or on holiday, arrange care in advance.
Waste Management
- Clean up after your pet immediately using sealed bags
- Use designated outdoor bins, never indoor or communal bins
- Keep litter trays, cages, and tanks clean to avoid smells or hygiene issues
Damage Prevention
You’re financially responsible for:
- Any damage to furniture or property
- Extra cleaning due to odours, hair, or waste
💡 We don’t take an extra pet deposit — but you’ll be billed for any repairs or deep cleaning needed.
Allergies & Medical Conditions
If pet ownership could trigger medical issues for other residents (e.g., severe allergies), restrictions may apply.
Please let management know about any allergies or medical concerns.
Control in Communal Spaces
In shared areas like hallways, kitchens, or gardens:
- Pets must be on a lead or securely contained
- No free roaming or approaching other residents without permission
Noise & Nuisance
Excessive noise — barking, squawking, loud scurrying — is not okay.
Your pet should never disturb the peace or disrupt other residents.
Breaking the Rules
Not following this policy could mean:
- Written warnings
- Your pet being removed from the property
- Repair or cleaning charges
- Even termination of your tenancy
Inspections
We carry out quarterly inspections of all units, including pet-friendly ones.
You’ll always get at least 24 hours’ notice.
During visits, we’ll check:
- Room cleanliness and condition
- Any pet-related damage or hygiene issues
If we find serious concerns (neglect, damage, or poor hygiene), we may require the pet’s removal or review your tenancy.
