Despite the ongoing pandemic, works on a number of developments have remained consistent for the Bristol-based property developer.
Due to covid-19, the construction industry was one of many industries that saw the way things are managed change completely overnight. However, despite the challenges that the pandemic has brought, Urban Creation, a Bristol based property developer, has continued to successfully manage a number of student and office developments.
Jonathan Brecknell, Director of Urban Creation said:
“The pandemic has hit all businesses in many different ways. Covid-19 continues to have a significant impact on businesses across the construction industry by way of availability of goods, workers and services.
However, by communicating regularly with key partners and keeping up to date with the latest guidance and advice, we have been able to plan and organise ourselves and therefore continue with the current projects in hand”.
BRUNSWICK SQUARE, BRISTOL
With a new move for the business into the office space, this 6,000 soft investment located at 9 & 10 Brunswick square will continue to be used for office purposes.
Located near Cabot Circus, this changing area of Bristol features this Grade II Georgian building comprising of five floors and 12 car parking bays. The building is in a fantastic location for office and is currently tenanted.
NO.10 HENRY STREET, BATH
This £1.35M office unconditional purchase has begun its redevelopment programme to create a Grade A self-contained office building.
With a total of 4,178 sq ft, this office building will provide modern open plan floor plates to an exposed services finish, allowing the building to be let as a whole or on a floor-by-floor basis.
The intention is for the specification to have a serviceable 15 year life span and all existing M&E, plant and former tenant fit out will be removed, replaced and upgraded.
37 DOUGHTY STREET, LONDON
This Grade II Listed Georgian five storey former mid terraced house, built circa 1800, has been extended and converted into six self-contained flats (three one bedroom flats and three studios). With a total square footage of 3,325, there is also a further room with en-suite at second floor level which is not self-contained.
Located within a prime Central London location in Bloomsbury, with a good level of rental demand, it is conveniently placed for access to a wide range of services and amenities. Plans for a total refurbishment into student accommodation have been rolled out to improve both the layout and quality of the flats.
78 PARK STREET, BRISTOL
When this was purchased in 2019, 78 Park Street saw poor internal layouts; the result from a post war rebuild. Along with the help of Shu Architects and Box Twenty Consulting Engineers, all internal walls were demolished to create a brand-new internal structured concrete frame to improve both the quality and layout of the flats. With full works beginning on the 28th June 2020, this development was completed on time and within budget by Harris Evolution Ltd.
Today, it is now home to two three-bedroom and one four-bedroom student apartments.
