What security should student accommodation in Bristol have?

Its current standards, published for 2026, require providers to meet fire, building and gas safety law. Across Purpose Built Student Accommodation (PBSA), the large managed blocks with hundreds of rooms, a similar specification is now standard. How does secure entry and key access work?
Getting in should be easy for you and hard for anyone else. At most Urban Student properties, your phone is your key, through secure mobile key access. It comes as standard in most buildings. You unlock the door with the phone already in your pocket, from the day you arrive. Buildings across the sector control entry in a few common ways: a fob, a key-card, a keypad or an app.
There is more to entry than the app. Every building has video intercoms, so you see who is at the door. Motion-sensitive lighting covers the entrances. Most of our buildings also use the Assa key system, the same system used by NASA. The keys are non-transferable, one per resident, on the front door and each apartment door.

Is someone there if something goes wrong?
Yes. At every Urban Student property, someone is on site day and night. That is the part students say matters most when things go wrong. In its 2024 survey, Knight Frank and UCAS heard students value simply knowing someone is always there (Knight Frank and UCAS Student Accommodation Survey 2024).

What safety checks keep the building safe?
A safe building is one that is checked regularly and fitted with working alarms. None of that is optional. These are legal duties in England, not extras a provider can choose to skip. Under rules in force since October 2022, a smoke alarm is required on every floor used as living space (GOV.UK, The Smoke and Carbon Monoxide Alarm (England) Regulations 2015).
A carbon monoxide alarm is required in any room with a fixed appliance that burns fuel. Councils enforce these rules, with fines of up to £5,000 (GOV.UK, The Smoke and Carbon Monoxide Alarm (England) Regulations 2015).
Under the same 2026 code, accredited providers must give notice before entering your room. That means at least 24 hours, except in a real emergency (National Code, Standards You Can Expect). They must also offer an independent route to raise a complaint.

What should international students and their families check?
If you are moving from overseas, you are rarely deciding alone. Parents are usually part of it, and that is completely normal. In its 2024 survey, Knight Frank and UCAS found 86% of applicants involve their parents in choosing where to live (Knight Frank and UCAS Student Accommodation Survey 2024).

Are the buildings covered by CCTV?
Yes. Every Urban Student property has CCTV, fitted as standard. The cameras cover all entry points into the building, and the footage is recorded. It is one of the security features that comes with every building, whatever type of home you choose.
Does the building meet fire-safety rules?
Fire-safety rules are a legal baseline for rented homes in England. For example, landlords must fit working smoke alarms on every floor of a home (GOV.UK, The Smoke and Carbon Monoxide Alarm (England) Regulations 2015). Every Urban Student building meets these duties as standard.
